DESCRIPTION DE LA PROPRIÉTÉ
Set within a working organic farm on the outskirts of Santa Gertrudis, this newly completed six-bedroom finca offers a rare take on self-sufficient Mediterranean living. Designed by acclaimed Ibiza architect Joan Roig, the estate brings together agricultural heritage, contemporary architecture and a deep connection to the landscape.
Surrounded by Mediterranean gardens, orchards and cultivated land, the property reflects Roig’s signature language of cathedral-like volumes, natural materials and exceptional craftsmanship. Just minutes from the village of Santa Gertrudis, and within easy reach of the marina, restaurants and amenities of Santa Eulària, The Farmhouse feels secluded without being remote.
The architecture is rooted in its surroundings. A dusty terracotta exterior settles into established greenery, while inside, a minimalist framework is softened by natural textures, bespoke joinery and earthy tones inspired by the landscape. Old stone terraces, mature palms and shaded rattan verandas create a relaxed rhythm of indoor-outdoor living.
At the heart of the house, a dramatic double-height atrium forms the main gathering space, drawing natural light through expansive picture windows and opening towards the gardens. A generous sunken TV room leads to a shaded outdoor lounge, while the main kitchen connects seamlessly with a summer kitchen and al fresco dining terrace – spaces designed for long lunches, relaxed evenings and entertaining.
Throughout the house, interiors find their natural extension outdoors. Bedroom suites open onto private terraces, lounges sit among the orange trees, and a sophisticated indoor spa is mirrored by a sun-drenched saltwater pool.
The grounds are equally central to the experience. Landscaped patios and informal chill-out areas overlook a productive patchwork of orchards and olive groves. Seasonal vegetables, aromatic herbs and Mediterranean plants are cultivated using ecological principles, creating a genuine soil-to-table lifestyle. A dedicated agricultural annex provides space for storage and processing, while a traditional balsa irrigation pool supports the estate’s water needs.
Each of the six bedroom suites continues the home’s understated aesthetic, with pared-back detailing, tiled bathrooms and, in several cases, direct access to private terraces. Wellness facilities include an indoor heated spa pool, sauna, cold plunge and fully equipped gym.
Sustainability is woven into the property at every level. A private well, rainwater collection, greywater recycling and blackwater treatment systems support irrigation and reduce water consumption. Solar panels, osmosis filtration, automated irrigation and low-consumption landscaping further enhance the estate’s environmental performance. Underfloor heating and an aerothermal climate system provide efficient year-round comfort.
